Tenant Showings – Our management team will show prospective tenants vacant units, as they are readily available. We maintain and report showing schedule records, advertising efforts, and tenant lead sources to the client.
Tenant Screening – Our screening process includes full background, credit, criminal, and eviction checks (at the district magistrate level). The third party companies we use for this process guarantee complete accuracy and checks all 50 states at three different levels. Tenant approval depends on a point system determined by REMA (All screenings are compliant with Fair Housing laws.).
Tenant Placement – REMA minimizes vacancy by placing qualified tenants in available units as soon as possible. We conduct lease signings to educate tenants on the lease terms, collection procedures, home systems, emergency procedures, and other key elements related to the lease. We will determine rents based on current market value and consult the Owner only if outlined in the Agreement.
Rent Collections – Collection of monthly rents from tenants are payable to Real Estate Management Advisors, and tenants are offered a wide variety of methods to pay their rent electronically or in person. If a tenant does not pay, REMA will serve the proper preliminary notices in the event an eviction is required.
Advertise Properties – With marketing experience from our team members, we advertise units as an ordinary expense in 25 different places; including newspapers, Internet rental sources, referral programs, government programs, and other proprietary media.
Accounting – REMA maintains thorough, detailed and accurate records and accounts of all receipts and expenditures with respect to the property. These records are available for review by the Owner or his representatives at any time. We are also responsible for the day-to-day accounting and banking for each client.
Reporting – REMA has online reporting available to all clients. A detailed, itemized statement of all property rent collected and expense receipts incurred during the month are sent to Owners on or before the fifteenth day of each month.
Maintenance – Our primary maintenance goal is to reduce overall maintenance costs, complete repairs in a more cost-effective way, and ensure that a tenant is billed for any damages which they incur. We will adhere to maintenance limits set by the Owner during ordinary monthly maintenance. In the event of an emergency, we supply 24-hour emergency maintenance services to protect the property.
Maintenance Inspections – At the Owner’s request, we will offer monthly or quarterly inspections to ensure the well-being of properties. We will dispatch maintenance personnel throughout the property and note any repair issues, missing smoke detectors, plumbing and/or mechanical issues. If any issues are found, we will remedy them (if within the predetermined limits) or notify the Owner or tenant if they are deemed responsible for such repairs.
Record Management and Backup – It is our goal to keep systems paperless. All records are stored electronically with off-site backup to ensure compliance and safeguards against data loss. Records are made available upon request at any time.
